If
you believe your home is assessed at a price higher than it would
actually sell for, you are a candidate for a property tax appeal.
You have until close of business on April 1 to file the appeal form with your county Board of Taxation.
Property owners are supposed to pay taxes based on the actual value of their property. It's a fairness issue.
To
get the assessed value of your home reduced, you need to file a tax
appeal and prove that similar properties in your neighborhood or a
comparable neighborhood in your municipality have SOLD for less.
That means collecting sales data, NOT assessment data, on similar properties.
Below are the basics.
HOW TO FILE A TAX APPEAL:
1. Appeal form must be filed (not
just postmarked) with county Board of Taxation by 4:30 p.m. April 1,
and must include filing fee of $5 if assessed value is less than
$150,000; $25 if $150,000 and $500,000; $100 if $500,000 to $1 million;
and $150 if above $1 million. (Corbin City had a revaluation so property
owners there have until May 2 to file.)
2. The form is available at aclink.org/taxation/,
in most local assessors offices, or at the Atlantic County Board of
Taxation at 5909 Main Street, 2nd Floor, in Mays Landing. For other

3. A copy must also be provided
to your municipal assessor and municipal clerk, but the April 1 deadline
does not apply for delivering to them.
4. Comparable sales data including block, lot, street address, sales price and deed date for three to five properties must be provided to the board at least a week before the hearing date, but can also be included with the appeal form.

5. Comparable sales properties
should have similar square footage, condition, number of bedrooms, etc.,
in the same neighborhood or a similar neighborhood in the same town.
