SALE OF LAUER SCHOOL

The Mullica Township Board of Education Atlantic is accepting sealed bids for the purchase of former school building and all real property on which the same is situated, land size 1.71 +/- acres, located at Block 9702, Lot 10, 1224 Darmstadt Avenue, Egg Harbor City, New Jersey. Sealed bids will be received by the Mullica Township Board of Education on or before 4:00 PM prevailing time, June 8, 2009 and will be publicly opened and read at 7:00 PM on June 8, 2009 at the Board of Education Public meeting. At the May BOE meeting, it was revealed that no bids were received. Only 2 phone inquiries were received.

The place is contaminated with lead. I am concerned about the former students and staff members that were there, and even ate their lunches, inside that building.

A minimum bid of $75,000 may be unreasonable. The cost to do construction or renovations at the building will first involve the high cost of lead removal - maybe tens of thousands of dollars?

Are you trying to buy the property for less than it is worth. $75,000 is more than a reaonable starting bid. Where are you getting the information on the lead content. The property has gone through several lead abatements and was found to be safe for use for children. Perhaps by starting nasty rumours, you hope to get it cheap?

Lead abatement did take place by encapsulating any lead paint with non-lead paint.

So, the lead is still there, but encapsulated.

The building is advertised for sale "as is". School Board meeting minutes from 2008 reveal several issues involving the building:

3/10/08 - Township needs grant to rehabilitate building in order to sell to a private entity.
4/21/08 - Township committee declined offer to use the Lauer school, due to (1)cost of repairs, (2)the township's concerns about the building. The building could not be fixed up for use as preschool, due to high cost of repairs and renovations to get it up to current building code.
5-12-08 - Property is zoned for educational use only. A purchaser would need time to obtain a variance.

$75,000 for a fairly large building and some property that can be converted into a home seems to be a nice bargain, especially for those who are willing to do some of the conversion labor themselves. I can't see them being turned down for change of use.
