DEVELOPMENT CHICKENS COMING HOME TO ROOST FOR CHASEY?

From Keep Mullica Green website posting, Sunday, March 22, 2009-News of the State Assembly and Senate's recent overwhelming vote to permit developers the option to convert proposed age 55+ housing to housing for all ages raises some serious questions about our former Mayor's two-year cheerleading to change Mullica's zoning to allow dense development in Elwood Village Center.

Don't forget that it was Janet Forman too who was beating the drum at committee meetings for this unwanted development and dumb Bill Kennedy who was going along with it, despite his campaign rhetoric.

A rezoning of the Elwood Village would be a disaster for our schools and our taxes.
I'm so happy that we have some people in office now that are fighting for the people of this town and will expose any back room deals.
But exposing these deals are not enough!
Right now we need people in office who will block and stop any plans to ruin our town and will refuse to spend thousands upon thousands of tax payer dollars to benefit a private landowner.

Mullica was extremely fortunate that it ducked the bullet by not changing the zoning to allow dense "age restricted" housing in Elwood. Imagine all the legal complications that we otherwise potentially would be facing in the near future as developers sued for their right to build cheap "all age" condos here in Mullica had we done otherwise.

New legislation does not pop up overnight. These things take years of talking and lobbying to put through while all the big wigs put their ducks in a row and then they surprise the public.
I have no doubt that the developers and people on the inside knew literally what was "coming down the pike".

The wolves are still at the door.
Only last August it was revealed at the meeting that Waszen's representative met with Kennedy, most likely to get his swing vote on this issue.
Alot more acreage will be involved if Chasey persuades the Pinelands Commission to add all the land up to the Devonshire Inn to the Elwood Village zoning.

Yes, Mullica ducked a bullet but there are definitely a few rounds left in the clip. Waszen still owns the land, Atlantic City sooner or later will start new building and displace the poorer folks who will still need a place to live, Chasey will still be connected to her friends and Forman will still be in realty and be connected to Olivo and probably the DeClementi family.
The election of Mullica green members was unexpected but viewed as only a temporary setback and they fully expect to resume the project once Chasey is Mayor again.They feel they can will the election and then remove either St Amour or Graebener next election.Kennedy should be expected to swing with Chasey but he isnt a sold bet.
Since dodging the bullet, we've seen pressure for COAH from the State of New Jersey, Pinelands wanting to do more cluster housing, and now a lot of Federal money to get building started again. Also the lie will be spread once again that rateables like the housing development will help the tax base.In short it will be more of a threat than last time. The only real way to keep this threat from developing again is to get Chasey out of the entire political picture period.

How in the world can they convince anyone that housing development is a tax ratable? Sure they might collect $5000 a yr on one house but if that house has three children living in it, we're going to pay $36,000 to educate them.
Now they can't use the "bait and switch" senior plot.
Just watch what happens to Egg Harbor City with the new development planned by the old Acme. This will affect our taxes because of the new high school being built.

A condo on the WHP would not bring in anywhere near five grand a unit in property taxes. It would be a loosing deal for the rest of us, who would have to reach even deeper into our pockets to make up the difference needed to support every new household moving in. They should build in Hamilton Twp, which has a commercial tax base at least.

The 4:58 PM person alluded to:
"a lot of Federal money" being available for building. That is the key to this whole plan. As Graebener and St. Amour said, "follow the money" and you can figure out who is behind it.
I always thought that Chasey was trying to pull a bait and switch on us. The chickens ARE coming home to roost.

Chasey tried to throw our town under the Republican County Bus with the Garbage Rail Transfer Plan and her allegiance to Waszen and his cronies.
When that plan failed,she tried to help them find a profitable use for the property that was swindled from Perona. And on top of that,she used multiple thousands of our taxpayer dollars to investigate ways to make that happen.
She tried to spin the facts and will continue to do so in the future.
We lived the past,know and have records of the truth. She will not be able rewrite history to her benefit without being exposed as a liar.
She turned her back on the town,now the town will turn on her.

It would be nice if the land was used for warehousing, light industrial,offices or businesses.
That would help the town plus give local people employment.
I wonder if a farmer's market and auction could be allowed on that land like they have in Berlin.

One busines which Mullica needs is a pharmacy. How about a 24-hour CVS? There is also not much for children to do besides the playground, and only on a nice day.

A CVS on the WHP would all depend on the amount of thru traffic. Mullica's population itself couldn't support it. Too spread out - Hammonton or Egg Harbor are closer for many residents. But its a nice thought anyway.

The gist of the KMG posting was how hard Chasey is working for a private land owner (Wazsen). The town doesn't own the land and Wazsen will only sell it to someone who will pay him a lot of money and do something that probably won't be good for the town. After all, he would love to punish Mullica for ruining his plans for a dump.

Some of our "town fathers" have always worked hard for certain private land owners in Mullica. Isn't that why certain candidates are chosen to run for office in the first place?

I believe that waszen already threatened in public to use the land for something that would get back at the community for not letting him have the property as a garbage dump. And janet forman, a member of township committee, if effect supported him in public, raising the spector of stinky garbage trucks parked there if the town didn't give into his demands to rezone the property.

The key here is to stop all rezoning efforts by Chasey.
As long as the area stays the same,no dense housing can be built.
It is interesting to see who owns the land that Chasey wants to add to the Elwood Village.
It looks like she has more buddies then just Wazsen.

If people think that Waszen will be vindictive towards Mullica they ought realize how vindictive Chasey will be. She blames her fall from power and loss of office of Mayor and her fall from popularity due to the activists in Elwood. She would love to stick it to Elwood when she gets the chance. Remember right after the election when the Democrats won 2 seats she and Forman changed the entire makeup of Fthe Planning board. She will actually take pleasure in bringing in the trash trucks or mass housing that Forman alluded to. Word is Chasey was so angry that she got neither Deputy Mayor or Mayor last January it was the last straw with her strained relationship with Forman.
Yes, she wants revenge and payback big time.

What difference does it make if she's not Mayor? She's still taking over the whole meeting. Tuesday's meeting is up on Mullica News and you can even see Chasey overtalking the Solicitor who we pay to give legal advice.
I felt sorry for that poor lady. She looked like she was sick of sitting next to the big, loud mouth Chasey.

I agree. I saw Chasey trying to dominate (again). She's always so sure of herself, even when she knows her facts are wrong. Everything is political with her. The previous meeting seemed to go so nicely without Chasey there. Everyone participated equally and politely listened to one another. Chasey seems to want to run the whole show by herself. She changes the demeanor of the meetings to being more antagonistic.
