NJ New Foreclosure Laws

ATLANTIC CITY — In the heart of a region hit hardest by foreclosures, Gov. Phil Murphy signed a package of bills Monday designed to help homeowners and assist communities dealing with blighted properties.
Murphy signed nine pieces of bipartisan legislation aimed at addressing the state’s highest-in-the-nation foreclosure crisis into law during a news conference at Dante Hall Theater.
The greater Atlantic City metropolitan area has New Jersey’s highest rate of foreclosed properties, with nearly one in every 42 homes engaged in some level of the process. Statewide, the foreclosure rate is one in every 1,000.

“The foreclosure crisis has hurt our economy and jeopardized economic security of too many New Jersey families,” Murphy said. “Our communities cannot succeed while vacant or foreclosed homes sit empty or while families live in limbo.”
The package of bills Murphy signed include many of the recommendations contained in a report from the Special Committee on Residential Foreclosures, created by state Chief Justice Stuart Rabner. The new laws require lenders to notify homeowners before the foreclosure filing process begins, dedicate annual funding to mediation and counseling services, and expedite the foreclosure process.
Jim Johnson, special counsel for the Murphy administration’s Atlantic City transition, said tackling the area’s foreclosure crisis was a “vital and important step forward.”

“The foreclosure crisis hit the families of Atlantic County harder than almost any county in the nation,” said Johnson. “These bills offer a better path for the region and hope for families in despair.”
The package will also put so-called vacant “zombie” properties back on the market quicker.

“Most New Jerseyans can point to a property in their neighborhood that hasn’t seen an owner or tenant for years on end,” said Assemblyman John Armato, D-Atlantic, who co-sponsored legislation to require foreclosure sales of vacant or abandoned properties to be conducted within 60 days of judgment. “Some of these properties become eyesores from lack of upkeep, and diminish the quality of life in the community. Setting an exact timeframe for foreclosed properties to be sold will help alleviate this problem.”

Additionally, Murphy signed a bill which codifies the Foreclosure Mediation Program, which was established in 2009 by the state Judiciary in response to the increase in foreclosures. The new law creates a dedicated fund for the mediation program using $60 from every $155 foreclosure filing fee.
Assemblyman Vince Mazzeo, D-Atlantic, who co-sponsored the legislation, said vacant homes in foreclosure can impact property values in a community.
“We should give homeowners who are struggling the opportunity to keep their homes and avoid the ripple effects of foreclosures on neighborhoods,” said Mazzeo.

Rod Rosenstein Resigning on May 11th

Deputy Attorney General Rod Rosenstein announced Monday in a letter to President Trump that he will be resigning from his position May 11th.
Rosenstein is out in two weeks after he destroyed many people’s lives by authorizing Mueller to rove around unchecked as special counsel to investigate Trump and his associates.

Rosenstein’s departure has been expected since January but Attorney General Bill Barr asked him to stay on a little bit longer to help finalize Mueller’s report.

Deputy Attorney General Rod Rosenstein in 2017 spoke with DOJ and FBI officials about wearing a wire and secretly recording President Trump to be able to build a case that Trump is unfit to hold office.

DAG Rosenstein began plotting Trump’s removal shortly after FBI Director Comey was fired, The New York Times reported in September citing memos penned by then-Acting FBI Director Andrew McCabe.

Rosenstein also sought to recruit cabinet members to invoke the 25th amendment to remove President Trump from office, according to the New York Times.

Rosenstein denied he ever plotted to wear a wire and oust Trump from office, but ex-FBI lawyer James Baker also confirmed to Congress in a hearing that Rosenstein was plotting a coup.

DAG Rosenstein also signed the June 2017 FISA renewal application to spy on Carter Page (20 pages are still redacted) after he appointed Mueller as special counsel to investigate ‘Trump-Russia collusion.’

President Trump just confirmed to Fox News host Sean Hannity that he will be declassifying the 20 redacted pages of the Carter Page FISA docs which will reportedly reveal there was exculpatory evidence ignored by the FBI and DOJ.

Rosenstein may be leaving his post as Deputy Attorney General, but his troubles are far from over.

Timothy P. Wright Charged with Killing Joyce Vanderhoff

EGG HARBOR TOWNSHIP, N.J. — A man was charged with murder in the 2014 strangulation death of an Egg Harbor Township woman, the Atlantic County Prosecutor's Office announced Monday. Timothy P. Wright, of Chambersburg, Pa., was charged with the killing of Joyce Vanderhoff, 25, the ACPO said.
The Chambersburg Police Department arrested Wright on Friday afternoon. Wright lived in Mays Landing at the time of Vanderhoff's killing.
Vanderhoff was found dead on the side of the road in Hamilton Township on Feb. 14, 2014, the ACPO said. A motorist spotted her body on the side of County Road 5559-Weymouth Road near mile marker 24, officials said.
Her death was ruled a homicide, and an autopsy determined she died by strangulation, the ACPO said.
"This arrest, more than five years since the incident, should continue to serve as a message that the Atlantic County Prosecutor's Office will never stop in its pursuit of justice for victims and their families," Prosecutor Damon Tyner said
Police in Chambersburg, a South Central Pennsylvania borough, charged Wright with being a fugitive from justice, officials said.

Mullica Alligator Found

Rest easy Mullica Township and greater Egg Harbor City area, it looks like the Mullica Alligator, aka "The Mulligator" has been found.
As expected, it appears he didn't survive the winter.
We have a photo that apparently proves it.
A local Mullica Township couple, Mr. and Mrs. Albert Butterhof, apparently came across the remains of the alligator in the woods this morning. Their dog Bullet led them to the approximately 36 inch remains of the gator in the woods between Hamburg and Heidleberg Avenue.

The alligator made first made news last September when it was spotted - and captured on video.

New NJ Laws for Student Debt

Gov. Phil Murphy signed two bills into law Thursday intended to help graduates pay off student loans.
The first bill offers alternative payment options for those who borrowed through the New Jersey College Loans to Assist State Students program if they are experiencing financial hardship. The second bill allows NJ CLASS borrowers and co-signers to repay defaulted loans through installment plans.
“Addressing student loan debt not only makes a crucial difference in individuals’ lives and careers, it also helps boost New Jersey’s economy as a whole. By making more affordable repayment options available through the new programs that (the New Jersey Higher Education Student Assistance Authority) has launched that are now codified into law, we will enable college graduates to live and thrive here in the Garden State,” Murphy said.
Both laws make permanent features already being offered with NJ CLASS loans like the Repayment Assistance Program and Household Income Assistance Repayment Plans.

State Police Warn of Phone Scam

State Police have warned New Jersey citizens of a recent series of fraudulent phone calls requesting Social Security numbers.
The caller poses as a State Trooper and the incoming call comes up as the legitimate phone number, 609-452-2601, for the New Jersey State Police Transportation Safety Bureau office, say police.

During the "spoof calls," a man with a foreign accent will attempt to frighten the person being called, by claiming that his or her Social Security number is associated with multiple complaints received by officers.

The caller also will have the full name and address of the victim being called and will claim that police documents have been mailed to the residence multiple times without receiving any response. They will request further verification of identity, specifically a Social Security number.

The appearance of a real, local phone number is a result of "spoofing technology" which allows a person to have a fake number appear on the caller ID, while placing the call from another state or country, said State Police.

State Police stress they "will never call you requesting personal information like your Social Security number or your date of birth."
If you receive a suspicious call, hang up the phone and do not provide any personal information, said officers.

They also said to immediately call the "local police department or State Police Station that services your area to report the incident."
Police also said they will "never threaten citizens with arrest if personal information or money is not provided."
It's the latest in a recent string of phone scams reported in New Jersey. Last month, both the Monmouth County Sheriff's Office and Ocean County Sheriff's Office warned residents of similar spoof calls, that were attempts at getting victims to deposit thousands of dollars.

Flash Floods & Thunderstorms Coming

With driving rains and tropical downpours expected, the National Weather Service has extended the area of the flash flood watch. All of South Jersey is now included Friday and Saturday.

The watch is in effect from 2 p.m. Friday to 2 p.m. on Saturday. A flash flood watch is different than a coastal flood watch. Flash flooding indicates the potential for roadways and small streams to flood.

In general, between a half inch to an inch of rainfall will be expected during this time. However, many areas of one to two inch amounts will be likely in embedded thunderstorms.

The potential for a shower or a storm exists after 2 p.m. Friday. However, the main threat will be between 1 to 6 a.m. on Saturday. Here, a line of thunderstorms threaten to pass through. Severe weather will be possible, with damaging winds the main threat. Around noon, the Storm Prediction Center has put most of South Jersey in a level 2 of 5 risk (slight), with those east of a line from Maurice River to Mays Landing in a level 1 (marginal) risk.
